Honesty, humanity and trust are top priorities at FiS. In a business that is characterized by many black sheep, we attach great importance to acting honestly. Our goal is to have satisfied partners and guests - even if this sometimes means foregoing short-term profit.

  • Property promotion and marketing

    Marketing of the accommodation through digital and analogue advertising measures, presentation at trade fairs, on FiS's own and external platforms, including professional photography, copywriting and special advertising.

  • Pricing and naming

    Support in setting prices and naming the accommodation to be rented.

  • Inquiry and booking management

    Processing inquiries and bookings, managing the owners' own occupancy, as well as guest information on check-in.

  • Guest information and house rules

    Informing guests about arrival, check-in, house rules, local customs and regulations, as well as organizing third parties to carry out these tasks.

  • Tourist information

    Providing information on local attractions, events, tourist and cultural facilities, as well as organizing and paying third parties for this activity.

  • Financial management

    Collecting rent and additional costs (such as final cleaning, tourist tax, pet fee), paying the cleaning staff in the name and on behalf of the owner and forwarding the income to the owner. Billing the commission and paying the tourist tax to the municipality.

  • Organization of cleaning and repair services

Frequently asked questions about our rental service

Renting out a holiday property can make a significant contribution to running costs - in some cases, it can even cover them completely. You may even end up with a small profit, but this depends heavily on external factors such as the weather.

The move to online bookings has made it more difficult to make accurate forecasts. Many guests now book at short notice, often based on the weather forecast. For example, they plan for the coming weekend on Monday and then book from Thursday to Sunday. This development requires a high level of flexibility, which we offer at FiS.

Yes, that is possible at any time! The principle is "first come, first served". This means that as soon as a booking is received for a certain period, this period is blocked and is no longer available to you. However, if you register your own use early, this period will be reserved for you and will no longer be bookable for other guests.

There are no fixed costs at FiS. We work exclusively on a commission basis - so you only pay for successful bookings.

Please note that according to Styrian state law, as a tourist provider you are obliged to pay the annual membership fee to the local tourism association. However, this regulation applies to all landlords.

You are also obliged under Austrian trade law to register the free accommodation business when renting out your second home.

The exact amount of the commission depends on the type of cooperation. In general, a personal consultation in the property to be rented is necessary before the contract is concluded, in which all specific questions will be answered.
